Detached home prices in these nearby spots are rising faster than in Calgary

Calgary's Home Prices Climb, But Nearby Communities Shine Calgary’s housing market is hot, with detached home prices up 7.2% year-over-year to $747,500. But it’s the surrounding communities stealing the spotlight with even bigger gains: High River: +7.5%, now $552,100. Strathmore: +8.6%, now $541,300. Chestermere: +10.1%, reaching $790,500. Okotoks: Leads with a 10.3% surge to $690,100. Airdrie: Up 5.7%, now $641,700.
What’s Driving Growth? The Calgary Real Estate Board (CREB) attributes the surge to population growth and strong demand, despite supply shortages, especially in lower price ranges. "Sales outperformed long-term trends, but more supply could have driven even higher numbers," said Ann-Marie Lurie, CREB’s chief economist. Market Shifts Late 2024 saw improved supply for higher-priced homes, but overall inventory remains tight. The big question for 2025 is whether new listings will balance demand and stabilize prices. Bottom Line Calgary’s housing market thrives, but its neighbors are seeing the steepest price hikes. Whether buying or selling, 2025 promises to be another exciting year in regional real estate.
