Town near Calgary seeing massive 108% spike in home inventory levels

Home inventory is climbing across Calgary and its surrounding towns, and one community in particular is stealing the spotlight.
According to the Calgary Real Estate Board’s (CREB) August report, Cochrane saw the largest jump in available homes, with 297 properties on the market—a whopping 107.7% increase compared to last year. The surge came as 70 sales were paired with 139 new listings, dropping the sales-to-new-listings ratio to just 50%. That’s the lowest ratio reported in August since 2015.
With listings outpacing sales, Cochrane’s months of supply shot up to 4.24, marking a 140.3% increase year-over-year. Even with this dramatic rise in supply, prices have stayed fairly steady, with the benchmark price ticking up 1.8% to $589,100.
Other Calgary-area towns are seeing similar trends. Airdrie recorded a 72.6% jump in inventory, now at 535 homes. But with 265 new listings and only 152 sales—a drop of 11.6% from last year—months of supply nearly doubled to 95.3%. Airdrie’s benchmark price dipped 3.3% to $634,400.
Strathmore also followed suit, with inventory climbing 81.6% to 89 homes. Just 17 sales were recorded, driving months of supply up 167.1% to 5.24 months—the highest of the three towns. Still, prices held strong, with the benchmark price rising 2.8% to $562,300.
The bottom line? Inventory is up across the board, giving buyers more options than they’ve seen in years, while prices remain relatively stable—for now.
