These Alberta Cities Are Seeing the Biggest Price Jumps for Detached Homes

If you’re thinking of moving within Alberta, some cities are heating up faster than others when it comes to detached home prices.

Fresh July 2025 stats from the Alberta Real Estate Association (AREA) show the biggest year-over-year increases in average prices — and Grande Prairie is leading the charge.

Top 5 Cities for Price Growth

  1. Grande Prairie – Up 13% to an average of $421,958

  2. Red Deer – Up 9% to $488,176

  3. Edmonton – Up 8% to $562,245

  4. Lethbridge – Up 7% to $466,922

  5. Medicine Hat – Up 6% to $410,951

Fort McMurray saw only a 1% rise to $468,247, while Calgary held steady at $720,000 with no year-over-year change.

Province-Wide Market Snapshot

  • Sales: Down 4.2% year-over-year, with row houses and apartments seeing the biggest declines for the fourth month in a row.

  • New Listings: Up 9.1% year-over-year.

  • Inventory: Up 17.4% compared to last year, and up 11% so far in 2025.

  • Sales-to-New Listings Ratio: Slight dip to 63%.

AREA says Alberta had 2.76 months of supply in July — up 22.5% from last year. Calgary and Edmonton are seeing supply loosen, but Grande Prairie, Medicine Hat, and Lethbridge remain tight markets with less than two months of supply.
